What do you need to know for a mortgage appraisal?
- To apply for a mortgage loan it is necessary to present an official appraisal to your bank.
- The report is issued by a valuation company approved by the Bank of Spain, such as Gesvalt.
- The appraisal can be contracted directly with the appraiser without the need for an intermediary.
- In order to request your quote, it is necessary to provide some personal details such as the following: name and surname, full address of the property, type, surface area and purpose.
- It is also necessary to present documentation related to the property such as: the nota simple, cadastral documentation or the lease contract and last receipt in the case of rented properties.
- Furthermore, the new Order ECM/599/2025 contemplates the obligation to include the energy efficiency certificate (EEC) among the documentation to be submitted for most properties for mortgage appraisals.
