For its part, l<strong>student residences<\/strong>, which have traditionally been linked to universities, show potential that has not gone unnoticed by large international investment funds.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The expansion of these assets is not a phenomenon exclusive to Spain. Across Europe, alternative real estate asset transactions are gaining ground, already accounting for 15% of the sector, and their projection is upward.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Student residences: reasons for their potential.<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Spain, the destination of choice for Erasmus students. <\/strong>Spain is the first choice for European university students who sign up for the Erasmus programme. The reasons behind students' decision to choose our country include economic factors, quality of life and the desire to learn Spanish.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Institutional support to attract a greater number of foreign students. <\/strong>The portal <a href=\"http:\/\/www.studyinspain.info\/es\/index.html\" target=\"_blank\" rel=\"noopener\">Study in Spain<\/a> was created with the aim of promoting the internationalisation of Spanish educational services and boosting study tourism to Spain.<strong>Insufficient supply of residences<\/strong>. There is an imbalance between supply and demand for student accommodation. Spain has one of the lowest rates in Europe of university students living in halls of residence, at 71% compared to 151% in other European countries.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Management with room for professionalisation. <\/strong>These alternative assets have a tradition of being scarcely professionalised and will require more effective management that can respond to their growing demand.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Alternative assets: retirement homes. Why are they attracting interest?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Demographics, a key indicator.<\/strong> The progressive ageing of the population and increased life expectancy are leading to a rise in demand for beds in nursing homes. Gesvalt's own data indicate that between 250,000 and 300,000 new places will be needed over the next five years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Arrival of the baby boom generation retirement. <\/strong>Another key factor in the sector's potential is the arrival of the baby boomer generation at retirement age, a segment of the population that will begin the process of retiring from work by 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>European retreat on the Spanish coast. \u00a0<\/strong>Our country is a benchmark destination for foreign retirees. There are several reasons for this migration of retired Europeans: good climate, geographical location, low cost of living, developed healthcare system, infrastructure, and recreational and leisure options.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Regulation of state expenditure on dependency.<\/strong> The above data are increasing pressure on health and social protection systems. The type of expenditure management by public administrations will help sustain the profitability of the sector linked to services for older adults.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Investment in specialised SOCIMIs<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">SOCIMIs are already a major player in boosting the market.
